Frequently Asked Questions
Need help? Not directly in your own name under Indonesian law, but there are three established, legal pathways depending on your goals. Right of Use (Hak Pakai) is a titled pathway held in your own name, with terms up to 70 years, requiring KITAS or other Indonesian residency. PT PMA / HGB is a foreign-owned company structure suited to investors wanting business use or multiple assets. Leasehold is a simpler long-term contract, typically 25 to 30 years, with no residency or company structure required. We help match you to the right one for your situation.
It’s milestone-based and documented at every stage: a refundable booking fee secures the unit, the SPR Unit Order Letter (10%) confirms the reservation in writing, the PPJB binding agreement (30%) triggers construction roughly a month later, two scheduled instalments (25% each) are verified against construction progress, and the final payment (10%) is paired with the AJB deed and BAST handover. Every payment is tied to a milestone, never released blind.
We’re independent advisory, not a sales agent for any single developer. We vet opportunities against developer track record, title position, and financial standing before they ever reach you, explain ownership pathways in plain English before anything is signed, and coordinate qualified Indonesian and Australian legal and accounting professionals, staying involved from your first conversation through to final handover.
Payments are milestone-based and tied to verified construction progress, not an arbitrary calendar. We provide milestone-based progress updates throughout the build and escalate issues before they become problems, so you’re never relying on the developer’s updates alone.
