Right of Use / Hak Pakai

Best for

Individual buyers who want a titled pathway held in their own name.

  • Title held in your own name on the certificate
  • Term of 25 + 20 + 25 years — up to 70 years possible

  • Modest annual land tax (PBB) only
  • Clear path for resale or inheritance

PT PMA / HGB

Best for

Investors who need a corporate structure, business use, multiple assets, or possible Investor KITAS alignment.

  • A foreign-owned company holds the HGB (Right to Build) title
  • Minimum ~Rp 10 billion paid-up capital
  • Annual tax reporting and director compliance
  • Supports rental income and multiple assets
  • Aligns with Investor KITAS eligibility

Leasehold

Best for

Buyers who want a simpler contractual pathway, usually over 25–30 years with possible extension terms.

  • Long-term contract — not titled ownership
